M&T Banks are absolutely terrible lenders! They have been sued multiple times and are definitely guilty of cheating their customers out of money and unethical business practices!! Do yourself a favor and do not get a mortgage with this bank!!!

Patty or Patricia Monroe of M&T Bank (Assistant Vice President - Senior Mortgage Loan Specialist) was the loan specialist assigned to us prior to closing. Within 24 hours of communicating with this woman, we knew she was a problem. In our opinion, she should not work with first-time homebuyers. Here a few examples why:
1. First interaction, she sent us a list of things that she wanted us to send back to her. One of the items she requested was regarding the inspection. We sent it to her and received at least five emails where we were being lectured by her “Why did you send me this? Where did you see I asked for this? Sending me this can open a can of worms for you. Only send me one page from your report I asked for.” At this point, we’re already thinking we’ve messed up and this isn’t going to work out for us. Zero trust established as clients of M&T.
2. For the next two months, we dealt with Patty and her antics on almost a daily basis. For example, one time she said “don’t ring my phone anymore” or not answer her phone or email at all after she requested something. We’d send it back in a timely manner and nothing but crickets from her end. She never illustrated any clear understanding on how difficult it was to find our home in this housing market and get our offer accepted. Definitely no small task and nearly impossible in 2023.
3. Let her know the portal isn’t working and then she’d send us an email asking if there’s any reason we’re not using the portal. She didn’t acknowledge our correspondence at times which was frustrating. Plus, our seller was eager to close as well, didn’t want to miss out on the opportunity to own this home. (There were several other offers)
4. Patty would often ask for something we’ve already submitted multiple times; all while she’s often out-of-office weekly, leaving us scrambling to make sure M&T has everything from our correspondence with her the day prior. It was so stressful and at times overwhelming.
5. On one occasion, she stated a document we submitted a month prior was overlooked somehow. It’s important to note here that everyone who filled-in for her during her days out were exceedingly professional and helpful. Also, we were living in a hotel for nearly two months and we feel she often wasted our time and money.
6. After we were finally cleared to close…three days to go, Patty sent us an email asking one of us to call her. On that call, she said we’re not getting the loan/house, recommended adding a co-borrower, withdrawing $5K from 401K, and she stated she has a personal relationship with someone at the state grant program we were applying for. None of this made us feel comfortable because she tainted the entire experience from our first interaction. Frankly, we were devastated (spiritually, emotionally, and physically) already planning for the worst case scenario such as renting for a little longer and trying again at homeownership in the future. After she delivers this news, she can’t be reached for the rest of the day; next day she’s out of office again and doesn’t return until one day before our scheduled closing date. Once again, we ultimately worked with someone else at M&T to ensure we had everything in place for closing. When she returned to the office, she sent us an email stating she would check if there’s any updates on our loan, but at this point we already worked out everything in her absence for closing…we never responded.
Summary:
We are living in our home and could not be happier to have worked with M&T Bank, specifically Anthony Coconato, Ed Ferraraccio, Brian, and everyone else such as our realtors, SONYMA, and attorney & staff who helped us get here. Owning a home means stability for our family. Our commitment, hard work, sacrifices and reliability was worth it. It’s the first place our children can call home and will always have a special place in our hearts. No more rentals. Connecting with friends, family, co-workers, and our community; a place to build new memories together. Thank you all.
