Sellers Beware! Don’t sign any documents until this location has your money in their account. I signed my property away this morning 9:00 am 06/22/23. I Was supposed to walk away with a check in my hand for a little over 57,000 when the paperwork was done I was informed to return closer to 3:00 to get my check. Unbeknownst to me at the time they knew good and well the wire transfer wasn’t coming until tomorrow. (supposedly!) It’s Unfortunate as a seller they went over every detail of the contract to highest regards of the buyers benefit, but a sorry is the response I got for not getting my payment today. Contracts are only enforceable to the sellers. No one else is held accountable for breach of contract on buyers wire problems or title company’s incompetence. I’ve sold 4 properties in Colorado and 2 In Texas in the last 6 years. I have NEVER! Left a closing empty handed. Don’t sign anything until this company gets paid their money or you will be sent kicking rocks until they figure out their own problems on your Time and Money! They have no regard for your time spent chasing money either. 2 trips today and probably 1 tomorrow. Good thing I have job with flexibility to run around all day. Yes I could have waited on a wire but they advise you against fraud with that too. Takes one to know one in this case. Smuh 😏 this was a raw deal for me today and Land Title Ridgway location could care less.
