Lisa loves her job and loves to help people amd it shows in every step she takes. I was dealing with another lender that had my loan going totally sideways and wasted over a month of my time. Someone suggested Lisa and Lisa fixed everything in 2 weeks. There aren't enough words to describe how GREAT Lisa Sampson is. Would definitely recommend Lisa AND Land Home!

BEWARE! I purchased a home a year ago and went thru Land Home Financial Services. The branch manager handled my loan and he was a joy to work with. I asked and they agreed to include property taxes and insurance with my mortgage payment. My payments were based on my purchase price in regards to the tax impound. Big mistake. They have failed to pay my property taxes incurring many hundreds of dollars in fees and penalties which they refuse to cover. The manager in the tax department, I won't mention her name, was incredibly rude. I have proof in written emails of all my requests to pay the taxes and supplemental taxes attaching copies of the bills per their instructions. As a business person I deal with many financial professionals but I have never worked with this kind of incompetence and indifference. I think my only recourse to to sue them for their negligence. I will never use them again and will change my loan to another mortgage company as soon I can. I would like to hear if anyone has experienced similar experiences.

Called on 11/23. I spoke with 4 different representatives before I asked to speak with a manager about my current mortgage situation. The 1st associate told me they could respove my issue but wanted me to go through their service department 1st and if that was unsuccessful, then she would be willing to assist. After recieveing nothing but automated tellers at the service center I called back and asked for management. The manager then claimed to be in a meeting and would call me back. I waited over 2 hours for a call back and never got one. Now they're closed for the holiday and I won't be able to speak with someone for 5 days. Despicable customer service. The manger who claimed to be in a meeting some how was able to respond to the staff members messages while "in a meeting" and had her answers relayed to me so she was either dishonest about being in a meeting, or just not paying attention to the meeting. I had to ask 1 of the associates MULTIPLE times to please stop speaking over me when trying to explain my need. Unsure what to do at this point besides contact corporate so I guess I'm adding yet another thing to my todo list since Lori has not returned my call or trained staff to properly assist their customers.

Worst Mortgage Company in The country. It is impossible to make a payment online -- worst website I have ever encountered. Because you have to mail your payment every month - make sure you do so weeks ahead of due date. They will frustrate your efforts so you will be charged a late fee. (We deal with lots of mortgage companies as real estate investors and have not had this problem with any other company.....)

We have been in a construction loan to Mtg loan process for about 1.5 years with David at the concord branch. From the beginning there has been miscommunications, misinformation and lack of updates. Dave must have gotten our file confused with another file at some point. This confusion not only costs us a lot of money but it cost us a lot of time (several months), as were were wrongly told that my fiancé was required to be on the loan (since my name was only recently added to the property) and due to his poor credit, he would need to paydown his debt to qualify. We were told this after Dave already assured us that my fiancé did not need to be on the loan. When we questioned this change there was a very vague response as to why but instead he rushed us to get it done so we could proceed. after spending the money to pay his debt down and the time it took for it to reflect on his credit, the loan proceeded without the need of my fiancé on the loan at all. This delay caused a domino effect of delays in the production of our home (and increases in costs when prices went up), and in the end a much higher interest rate as a result of rate increases. The only time were were given any update or idea of the next steps and what to expect was if we asked. Even then the info was confusing and not always accurate. We then would not be told we needed to handle a certain aspect of the process (permits, filing & recording certain documents etc.) until the very last min when they were ready to proceed expecting that we knew that it was our responsibility to handle certain time consuming responsibilities, therefore causing additional delays. We made repeated requests for updates and even an overview of the workflow of the whole process asking what we should expect next and when etc. and we would never get a clear answer, if we did even actually get an answer. As someone who has a background in the mortgage lending field, although not in constriction loans, I have a general idea of how a file should be handled, and my file was very disorganized, lacking in communication, and poor customer service. I would prefer to work with someone who can not only give me clear straight answers to my questions but also someone who is organized, and can clearly guide me through the process so I know what to expect next so that I am prepared and on top of my responsibilities in the process. My loan just closed and I am counting the days till I can refinance the loan with another lender. I will never use LH again, and I am not very likely to recommend LH to any of my friends who also wish to purchase a manufactured home. Bottom line, Dave cost us a lot of time & money and the experience was horrible and stressful.

I trust Dave and his team and feel like they got us a great rate. He is very experienced. The process was fast and easy. We ended up with the same deal and rate he initially promised (I've had the details change last minute when I worked with other companies). In addition, unexpectedly he paid some of the fees for us. We are a repeat customer and they did a great job!

My Husband and I started working with Richmond Chester in 2021! We had property title issues and cleared them up in 2022. We decided to get the ball rolling again in March 2023. In April we ordered our home. Richmond worked closely with us during the process. We also dealt with BJ Banks and Stacey Hawkins. They were all professional and quick to respond. We just closed our home loan today and are ready to move into our new home!! I HIGHLY recommend any Land Home Financial Service.
